As you can see, there are many tabs listed that are not listed here in the information. The lots that surrond were relatively untouched until Bayside Lakes broke ground. At the bottom of this page, there is a Palm Bay Unit map for you to help guide you to each unit's area.
Featured Units and Land Lots: (A normal lot size is 80 x 125 which is 1/4 of an Acre)
No home size regulations here but also many new homes under construction. Cogan road soon to connects directly thru Bayside to connect to Eldron, which will allow easy access to shopping and golf course. Nice Unit! (Unit is well and septic lots)

Units 31 and 30 all the homes must be at least 1800 sq ft and up of living (under air). The new Bayside High school is off Degroodt in Unit 31 as well as the new Elementary school and the proposed Middle School. There is currently only well and septic lots available in Unit 31 & 30. City water is yet to be run in most of the new units surrounding the Bayside Lakes developments. Many newly constructed homes going up. (Units are well and septic lots) Units 30 and 31 are the most sought after lots since they are very close to Bayside Lakes and you have to build larger homes which increase the value of the lots.
In Unit 30 below St. Andre Blvd, the lots are in the AE Flood Zone area. AE flood zone only means the grade of the ground has to be brought up to specifications and home owners will need to obtain Flood Insurance. (Flood insurance can cost approx $400 a year) Most of Florida is in that same AE flood zone
Unit 32
More existing older homes are in this unit. No building size regulations. This unit has some paved roads but there are dirt roads as well. Most of the Unit is in the AE flood zone area, which only means the Grade of the ground has to be brought up to spec and home owners will need to obtain Flood Insurance. (Flood insurance can cost approx $400 a year) Most of Florida is in that same AE flood zone. Some roadways are grass grown over pavement. (Unit is well and septic lots) In Palm Bay it´s always better to find lots with less older home construction and have more vacant land areas with new homes being constructed.
A bit more remote than the other units with new homes going up all the time. Unit 49 is located in the AE flood zone area, which only means the Grade of the ground has to be brought up to specifications and homeowners will need to obtain Flood Insurance. Palm Bay is divided also into areas or what is to referred to as Units.
Northwest is mainly city water lots and septic tanks. In the early 1980's, this was the hot spot of Palm Bay since it had city water. It is difficult to find a vacant lot in the northwest section since it is almost built out. Still a nice area just a bit further away from the popular Bayside Lakes area. Includes Units 44, 46, 48
Northeast is also mainly city water and some city sewer. This is the oldest part of Palm Bay and so there are many existing older smaller homes in this area. There is also a golf course here off of Port Malabar, but this golf course has been sold to a developer who is closing the golf course and building homes on the land.
Southeast is mainly well and septic. Many old homes here also and a lot of the vacant land here has scrub jays. Scrub Jays are a blue bird that is threatened and build nests in one site and live there forever, meaning if the lot has been designated as a scrub jay, you may never be able to build on it. Units 16, 17, 18 although they are close to Bayside Lakes area have some older homes and Scrub Jay issues that make this area not as popular with investors. No Scrub Jays in 32,31,30,22,25,23,24,50. Southwest is all well and septic. This area was mostly undeveloped since before Bayside Lakes, people didn't want to build here since shopping was far away. Now that Bayside Lakes has been developed, the area surrounding Bayside Lakes has become very popular. Units 30 and 31 are the most popular units because of the requirements for home size. There is also a small area called Stillwater Lakes, which runs off of the main road, Degroodt. This development has 18 1.3-acre lots all backing up to a 36-acre lake. This is a private lake for these homeowners to water ski and jet ski. This is commonly referred to as Millionaire Row.
I hope this gives you a little insight to what is going on down here. Palm Bay is one of the bussiest growth areas and one of the most investment rich areas in the nation. Brevard County has one of the lowest unemployment rates in Florida and the nation. Brevard County is similar to Silicon Valley in California but we have no taxes down here. We have many defense contractors, medical facilities, space industry and military. We are also 15 minutes from the beach or 5 minutes from the river. One hour away from Disney attractions. We love this area and the people. We have people moving here from south Florida due to their overcrowding and crime and from the north because of our weather.
